楼市成交持续低迷

据中国某研究院的统计,11月首周全国楼市成交持续低迷,被监测的35个城市中,28个城市楼市成交量同比下降,6个城市成交量降幅在50%以上。

其中,长沙同比降幅最大,达71.96%;其次是温州,同比降幅达69.1%。重点城市成交量均同比下降,其中成都降幅最大,达59.72%;其次为杭州,同比下降幅度亦超过50%。

“11月首周北京新房26个项目零成交,占比达三分之一。”链家地产首席分析师张月说,虽然跌幅可能没成都、杭州大,但仍是持续低迷。

据统计,上周北京商品房住宅签约套数为1158套,二手房住宅签约套数为1779套,环比分别为下跌22%、26.5%。楼市总签约数据为2937套合计环比下跌24.8%。

记者了解到,上周北京成交量前十的项目中,有4个项目属于明显降价项目:京贸国际城、首开常青藤 家园、润枫领尚 苑、天时名苑,特别是通州的三个项目,均价相比最高点下调均超过33%-40%,但是换来的成交量并不显眼。如京贸国际城大幅降价入市半月后签约仅占16%。

另一方面,北京房地产市场库存量再次突破最近2年多来的纪录,期房住宅库存达到81412套,创下2009年6月以来的最高值,库存总量也达到11.92万套,为最近2年多来的最高值,继续呈现供应大于需求的现象。

伟业我爱我家市场研究院院长陈亮分析表示,北京新房市场虽然降价楼盘频现,但是推出降价房源的楼盘仍是少数,且房价回落幅度有限,由此造成成交量持续下滑。他预计,未来一段时间,北京整体房价如不能出现明显回落,新房市场的成交量将很难走出低迷状态。

“限购之后,楼市面临沉重压力,一方面是持续攀升的库存,另一方面是日益浓厚的市场观望所造成的低成交。预计到11月底,消化库存积压需要的时间将达到24个月,到年底则可能达到30个月。”张月说,在楼市“入冬”之后,大幅降价已经成为推动成交上升的唯一途径。丰台区保洁公司

记者从权威渠道获悉,有关部门认为目前楼市调控仍处关键期,为防止房价出现反弹,仍有多项严厉的政策储备,包括加快推进房产税,以及对投资性购房实施严格控制等。

记者了解到,2010年北京市二手房共成交21.4万套,二手房经纪公司门店平均成交套数为36套。今年由于交易量同比锐减,北京市二手经纪公司门店平均成交量大幅下降。

张月认为,2009年房地产投资火热,经纪公司门店成交套数高,几乎所有经纪公司都盈利,出现了盲目扩张的现象。但今年受“限购令”影响,二手房市场急剧缩水,并且市场已连续多月成交走低。前两年大规模扩张的门店面临僧多粥少的局面,经纪公司将过“严冬”。

张月认为,短期内市场成交难有明显改变,可能会出现更多经纪公司因无法承受长期的低成交量而选择关店。
